Estrangeiros são enganados em Sergipe

O sonho de ter uma casa em frente à praia “num país tropical, abençoado por Deus e bonito por natureza” se transformou em um pesadelo para quase uma dezena de ingleses e americanos. Atraídos para investir na região do Mosqueiro por empresas imobiliárias brasileiras e inglesas, eles perderam o dinheiro e hoje lutam na Justiça para ser ressarcidos. Uma dessas vítimas é o aposentado inglês Kevin Scott, 51 anos, que comprou uma casa no condomínio Viva Vida por R$ 178 mil (e esse valor incluiu os móveis) e até hoje não tem a escritura.

Kevin, que mora na Inglaterra, disse, por telefone, na segunda-feira pela manhã, que está decepcionado. “Tentei resolver de forma amigável, mas o dono da construtora exigiu que eu pagasse mais R$ 10 mil para ter a escritura, sendo que este valor já estava pago por contrato. Então entrei com uma ação na Justiça para ter o documento”, disse Kevin, que contratou o advogado Pedro Dias. Ele disse que tomou conhecimento através de agentes imobiliários ingleses, da empresa Force Ten Property.

“Eles prometeram segurança e porteiro, mas acabei tomando um tiro durante uma tentativa de assalto”, contou o inglês, lembrando que na época o condomínio Viva Vida não tinha nenhuma estrutura e para completar uma quadrilha, que meses depois foi desarticulada pela polícia, assaltava diversos condomínios. Kevin disse que “casas foram supervalorizadas e nada do que foi prometido foi cumprido”.

A intenção de Kevin, que durante anos dirigiu uma indústria de laticínios na Inglaterra, era passar metade do ano na casa do Mosqueiro e a outra metade viajando. Hoje não quer mais voltar e não dá boas referências aos ingleses que se interessam em fazer negócios imobiliários em Sergipe. “Eu conto a eles que minha experiência não foi muito boa. Fui ludibriado e ainda levei um tiro”, disse.

Não volta

Quem também não tem boas referências de Aracaju, com relação a negócios imobiliários, é o também aposentado Melvin Arthur Harris, 56, que hoje vive na Austrália. Ao contrário de Kevin, que não pagou mais R$ 10 mil a uma construtora sergipana para ter a escritura da casa, Melvin concordou em dar o dinheiro, mesmo tendo o prejuízo. “Foi uma comédia”, disse, ao lembrar da recente visita a Aracaju.

O acordo com a construtora foi de que ele receberia o imóvel no condomínio Viva Vida totalmente mobiliado. Mas quando chegou não encontrou nada dentro da casa e passou seis semanas hospedado em um dos hotéis em Aracaju, com as diárias pagas pela construtora. “Estou decepcionado e hoje quero vender o imóvel. Não volto mais para temporadas aqui, somente a passeio. Não quero mais fazer negócios em Aracaju”, avisou.

Uma outra situação bastante complicada e que hoje tramita na Justiça sergipana envolve a inglesa de iniciais N.G. (ela não autorizou publicar o nome na reportagem). Ela investiu quase R$ 1 milhão para comprar seis casas na zona no Mosqueiro, com a promessa de que em dois anos teria como retorno financeiro o dobro do investimento (R$ 2 milhões). Tudo registrado em contrato. Segundo o seu advogado, Pedro Dias, N.G. esteve em Aracaju e ficou hospedada na casa do dono da construtora, tudo aparentemente indo muito bem. Entretanto, a empresa não iniciou a construção de suas casas até o presente momento (já se vão mais de três anos) sendo que, dentro do prazo contratual, mostrou casas que não eram as verdadeiras. As casas não saíram do papel.

Hoje, N.G., que é aposentada e apostou suas economias neste investimento, luta na Justiça para reaver o dinheiro. “A ação já chega a mais de R$ 2 milhões”, lembra o advogado Pedro Dias. A luta na Justiça está longe de acabar e os ingleses vão demorar de se livrar do pesadelo em que se envolveram.

“Aracaju está suja na Inglaterra”

“Aracaju está sujo na Inglaterra”. A afirmação é do americano Ralph Mullins, que de maio de 2005 até agora investiu, através da empresa MJR Development, R$ 2,8 milhões na aquisição de terreno, elaboração de projetos arquitetônicos e de engenharia e agora pensa em vender tudo e voltar para os Estados Unidos. Ralph também representa a aposentada N.G. e se sente prejudicado com os negócios que frearam os interesses ingleses. Ele lembra que essa é uma história antiga, iniciada há seis anos, quando aportou em Aracaju o inglês Kiefer Robbins.

Robbins tinha diversos projetos imobiliários para o Mosqueiro, mas apenas no papel. A polícia
sergipana começou a investigá-lo e antes de ser preso Kiefer fugiu para o Piauí, onde teria morrido num suposto acidente automobilístico. Por conta do golpe dado por Kiefer e dos problemas envolvendo uma imobiliária sergipana, a visão que os ingleses têm de Aracaju não é das melhores.

“O dinheiro que investi aqui se eu tivesse colocado numa bolsa de valores teria rendido mais”, disse Ralph. Mas ele tem esperanças que os negócios melhorem e a visão negativa que os ingleses têm de Aracaju desapareça. Ele aposta no grande resort que a CVC vai construir na região do Mosqueiro e que poderá atrair estrangeiros.
