Default Medellin Real Estate?

Headed into town for the next week or so and wanted to get a better insight into the Medellin real estate market. :detective:

Condos look pretty over built to me at this point, and wanted to concentrate on houses outside of the Poblado area with the idea of fixing and resale.

Anyone have ideas on areas to see? Is the market deep enough transaction wise for this type of activity? All thoughts appreciated. Thanks!

I have been a real estate investor for years. I live in Medellin now.
Please contact me anytime you want to share ideas. There are deals to be had, sales can be slow, but if we offer financing like in the U.S. it helps.

If your buying real estate in Medellin, or anywhere in Colombia, hire a well established "Colombian" Real Estate Firm. Do your homework! Drive around the area your interested in and look for Vendo signs (for sale). Have a Colombian friend call the owner or agent and ask the selling price before you schedule an appointment to look at the property. You can also look through the classified ads of the local newspaper (El Colombiano) and follow same procedure. Have your Colombian friend call the number in the newspaper and set up an appointment with the owner or agent to view the property and ask the price before you go. Always know the average selling price per square meter by reviewing the classified ads and property magazines before you visit the property! This will save you a lot of time and money.
